As a practice, we respect each location's unique character and prioritise homeowners' involvement in the planning process. Obtaining planning permission for a dream home in the Green Belt may seem challenging, but it's possible in certain circumstances.
The journey towards planning permission involves a thorough site analysis to inform the design process. Several factors are considered, such as terrain, visibility from roads and footpaths, access points, and local features of interest.
We discuss various approaches to designing homes in the Green Belt:
Replacement of outdated dwellings with guidelines on size and design.
Expanding existing properties under permitted development rights.
Converting non-residential buildings, subject to lawful development permission or full planning applications.
Redesigning new buildings with minimal Green Belt impact.
The "Country House Exemption" under Paragraph 80 allows permission for sites without existing buildings but demands outstanding architectural quality.
While these approaches have their complexities and risks, we strive to ensure that the designs harmonise with the environment and meet local planning policies.
