Project Scope: To create a large new build family home in the Derbyshire green belt, replacing an existing stable block on a picturesque site on the outskirts of Chesterfield.

The home has been designed for modern family living, with large open-plan living spaces that overlook the paddock below and the surrounding green belt countryside, with Chesterfield and the 'Crooked Spire' a focal point on the horizon.

Project Overview

Having assessed the site, the location currently housing the sizeable stable block was the optimum position for a new house; replacing the large agricultural structure with a new, smaller-volume residential building would also have less impact on the openness of the green belt.

The sympathetic and creative design also helped further reduce the visual massing, which was viewed more favourably during the planning process.

The site also benefitted from a large plateau and useable space in front, making access, parking and amenity spaces much more accessible and easily used.

The main features of the new home:

  • Large open-plan kitchen with generous dining and sitting areas

  • A separate snug lounge with stunning views.

  • A light and spacious double-height entrance with views straight through to the secluded rear garden.

  • A master bedroom suite with dressing room, en-suite, and its own private balcony overlooking the green belt land.

  • Two additional bedrooms are also housed in the main block.

  • A further bedroom and a separate lounge/kitchenette area create an annexe on the second block above the double garage.

The natural material palette, which includes locally sourced stone intermixed with dark timber cladding, adds further rise to the agricultural look and feel, whilst the simple form of the two blocks mimics traditional farm buildings. Whilst glazing and solar shade louvres add a certain elegance and contemporary twist to the setting.

Whilst a sizeable new build home is proposed within this scheme, the design has been carefully considered to ensure that the openness of the green belt is protected. We were delighted to receive planning permission for this new build home and look forward to moving the project to construction soon.
